  • New Listings (2,366): New listings saw a typical seasonal dip, decreasing 5.3% compared to September 2025 (2,498). However, the year-over-year trend remains positive, with a 3.6% increase from October 2024 (2,283).
  • Pending Sales (1,988): Pending sales decreased 7.3% from the 2,145 accepted offers in September 2025. Year-over-year, pending sales were down slightly by 1.5% from October 2024 (2,018).
  • Closed Sales (2,066): The market saw a significant increase in closed transactions, rising 13.2% from the 1,825 closings in September 2025. Closed sales were also up year-over-year by 4.6% from October 2024 (1,975).

Pricing and Market Speed Analysis

The key takeaway this month is stability in pricing paired with an expected increase in market time as we move into the slower season:

  • Median Sale Price: The median sale price for October 2025 was $540,000, showing a small 0.9% decrease from September 2025’s $545,000. Year-over-year, the median sale price held steady at a 0.0% change from October 2024. This stability suggests that while monthly price fluctuations are normal, the market has maintained its value from a year ago.
  • Average Sale Price: The average sale price for the month was $606,000, down 1.8% from September’s $616,900. Compared to October 2024, the average sale price saw a marginal 0.3% increase.
  • Total Market Time: Total market time increased to 69 days, up 7 days from 62 days in September 2025. This aligns with typical fall trends, indicating that buyers are taking a little more time to make decisions.
  • Inventory: Inventory remains relatively tight, measured at 3.1 months in October. For listings that are fully ready for purchase and occupancy, the inventory is even lower at 2.9 months.
