Here is the latest real estate market update for the Portland Metro area. As we sum up 2025, the December numbers provide an interesting look at how the year ended. Typically, December is a quieter month in real estate as buyers and sellers shift their focus to the holidays. While we did see the expected seasonal slowdown in new activity, closed sales actually saw a surprising uptick to close out the year.
Here is a breakdown of the activity in the Portland real estate market for December 2025.
New Listings
As is standard for the holiday season, the number of new homes hitting the market cooled off significantly.
- December 2025: 1,005 New Listings
- Comparison: This represents a 5.9% decrease compared to December 2024 (1,068).
- Month-Over-Month: We saw a 30.1% decrease in listings compared to the previous month of November 2025.
Pending Sales
Pending sales followed a similar trajectory to listings, slowing down as the year came to a close.
- December 2025: 1,234 Pending Sales
- Comparison: This is a 6.9% decrease compared to December 2024 (1,326).
- Month-Over-Month: Accepted offers dropped by 24.2% compared to November 2025.
Closed Sales
Here is where the market showed significant resilience. Despite the drop in new listings and pending contracts, the number of finalized deals actually increased, finishing the year on a high note.
- December 2025: 1,633 Closed Sales
- Comparison: This is a 6.5% increase year-over-year compared to December 2024 (1,534).
- Month-Over-Month: Notably, closed sales increased by 7.4% from November 2025.
Market Timing and Inventory
- Inventory: The housing inventory currently sits at 2.9 months.
- Total Market Time: On average, it took about 81 days for homes to sell in December.
Pricing Overview
- Average Home Sale Price: $596,400
- Median Home Sale Price: $535,000
Summary
December 2025 behaved largely as expected regarding “active” inventory, with significant drops in new listings and pending sales as people celebrated the holidays. However, the increase in Closed Sales suggests that there was still a strong backlog of serious buyers determined to get into their new homes before the New Year began.
With inventory hovering under 3 months, we are still looking at a market that requires strategic navigation whether you are buying or selling.
