Clark County Real Estate Market Update for January 2021

In January 2021, there were 854 new listings, which is a 16% increase from the 736 listed in January 2020, and an increase of 55% from the 551 listed in December 2020.

838 pending sales last month show a 24.7% increase from the 672 offers accepted in January 2020, and an increase of 32.6% from the 632 offers accepted in December 2020.

Closed sale count of 582 this January was an increase of 18.5% from the 491 closings last year in January 2020, and a decrease of 27.5% from the 803 closings last month in December 2020.

Inventory increased to 0.8 months in January 2021. Total market time also increased to 36 days, with the average home sale price of $475,400, and a median home sale price of $425,000.
