Clark County Real Estate Market Update for January 2022

In January 2022, there were 695 new listings, which is an 18.6% decrease from the 854 listed in January 2021, and an increase of 37.4% from the 506 listed in December 2021.

701 pending sales last month show a 16.3% decrease from the 838 offers accepted in January 2021, and an increase of 21.3% from the 578 offers accepted the previous month in December 2021.

Closed sale count of 534 this January was a decrease of 8.2% from the 582 closings last year in January 2021, and a decrease of 36.2% from the 837 closings last month in December 2021.

Inventory slightly increased to 0.6 months in January 2022. Total market time also increased to 25 days, with the average home sale price of $553,100, and a median home sale price of $500,000.
