In April 2023, there were 619 new listings in Southwest Washington, which is a 34.7% decrease from the 948 listed in April 2022, and a decrease of 11.7% from the 701 listed in March 2023.

607 pending sales last month show a 24.3% decrease from the 802 offers accepted in April 2022, and an increase of 3.8% from the 585 offers accepted the previous month in March 2023.

Closed sale count of 466 this past April was a decrease of 42.2% from the 806 closings last year in April 2022, and a decrease of 1.5% from the 473 closings last month in March 2023.

Inventory increased to 1.5 months in April 2023. Total market time decreased to 44 days, with the average home sale price of $584,000, and a median home sale price of $525,900.
