Clark County Real Estate Market Update for April 2021

In April 2021, there were 1,123 new listings, which is an 66.4% increase from the 675 listed in April 2020, and an increase of 19.5% from the 940 listed in March 2021.

916 pending sales last month show a 53.7% increase from the 596 offers accepted in April 2020, and a decrease of 1.1% from the 926 offers accepted the previous month in March 2021.

Closed sale count of 826 this April was an increase of 54.1% from the 536 closings last year in April 2020, and an increase of 9.4% from the 755 closings last month in March 2021.

Inventory slightly decreased to 0.6 months in April 2021. Total market time also decreased to 19 days, with the average home sale price increasing to $501,100, and a median home sale price of $445,000.
